Ahhh… been dying to write this post since Saturday.
On Saturday, I went to Avillion Port Dickson for a Birthday Getaway. I love that resort so much this is the second time I’m there. Swimming at 11pm on their 24 hours swimming pool. Walking on the clean sand, conditioned by the resort. Viewing the breathtaking sceneries of the ocean. Waking up to sounds of ocean waves and rain. Catching a peacock walking side by side next to you on the pavement.
You know what is the best part of all this? Sharing all these things with the people I care about – XCool and the Fookies (wished 4F was here). Here are some photos we took/camwhored.

Thank you, Universe for surrounding me with so much love from the people around me!
It’s not even my birthday yet ;P

I went to Subang Jaya’s Buddhist Association with my sis, XCool, his mum, sister and baby nephew. We reached the Vihara around 2:30pm and there weren’t that many people already. It wasn’t a hot sunny day …even better!
After paying some respect with flowers and candles, XCool and I adjourned to their meditation hall for blood donation. The folks wouldn’t take his blood because he just did a minor surgery in February. So, he waited for me. The last time I donated blood was last year Wesak Day. In between, I did make a few attempts but the nurses always reject me due to low iron. This time I’m happy they are willing to take my blood.
Ouch! Nurse poked my hand too hard. Now there is a big bruise.
Anyway, ….
Sadhu, Sadhu, Sadhu!

For the past few days, I’ve been thinking and really considering taking up a new part time money making opportunity. I’ve talked to friends in the field and also done some surveys. I held myself back from taking this plunge. But now I think I want to do it. I just need to have a lot of courage and alertness. Confused? Haha. Sorry. I am not ready to reveal what it is yet. Wish me luck, o readers

Got a new haircut and hair color. Went to a new saloon after reading a lot of good reviews from people in online forums. They are right. The hair stylist is good. My hair dye is so even (as compared to the last time I dyed my hair in A Cut Above, where I spent a bomb for sucky results). Ahhhh… just in time before my birthday. Now…hair done. Pedicure and manicure to go.

Universe, thank you for the improved situation.
Universe, please quickly bring a generous offer to me! With that, I will be truly truly happy! This year has been awesome so far.
Thank you, Universe!

I’ve been researching on the property market for the last few days. It’s no longer a secret that recently there was a hike in property prices. I can’t help but to wonder if there’s a bubble brewing and when will it burst? I’ve gotten some many opinions from friends who are well-versed in this area. While there are no certain answers, I decided to wait a little.
This afternoon, though, I was looking through prices for all the properties I have once set my eyes on. One of my top choices caught my attention with its attractive asking price. This unit is considered a low-cost apartment but it has a fantastic rental yield. Depending on how you go about it, it can potentially bring in 10% yield, or at least 8% (minimum). I’ve called up the agent and will be viewing it tomorrow. If I could get a higher loan margin, I don’t even need to fork out any money and just receive cash-flow every month. This could be a good one while I continue to search for other good buys. Excited!! The mere thought of “kaching kaching” makes me happier than anything else. I am a money magnet. Money, money, come to mama!
Just end of last year, I wanted to get another really good property around that area. Sadly, I’ve missed the boat while busy setting up my business. The property has a high rental yield and now it has even shot up 30% in price. Oh well…I believe in abundance! There will be more good properties coming my way.
I started liking properties in 2008 when I bought my first property. The condo is now making 8% rental yield and the property price went up 20%. ^^ I’m also very happy to have friends like Heng and Mah, who are into it as well (and they are in the business too). It’s a lot better when you can get more opinions in this matter. Knowledge is power.
Sorry, folks. Still not ready to tell you my property buying experience for the last few days. Stay tuned….
Thank you, universe!

Just got home from watching Robin Hood. Excellent! I admit I’ve never bothered to find out what Robin Hood is all about since young. The idea of a thief and all the dirty scenes just didn’t appeal to me. But after tonight, I realised my perception of the story was totally wrong (except for the dirty part. bleck!).
This movie was the movie XCool and I watched after a two weeks long hiatus. I’m just so excited and happy with the property investment strategy. I will write about that soon, please be patient. Very tired now and struggling to keep my eye lids open.
Very very happy today. (1) I found something that I love… so so much! (2) Received a call with an opportunity to make a big sales for the new small business venture. (3) Received another call bearing good news. I believe with all my heart that the news is true and highly likely. (4) Also, I am anxiously waiting for his next best-seling magical app to be in iTunes store. Yay!
Things are getting better and better everyday. I love my life! Thank you, Universe!
Before I sign off…. to XCool, muaks! ♥♥♥♥♥♥♥♥

For the last one week, I’ve been going around looking at landed properties in Klang Valley. In many unimaginable ways, the scene is not that beautiful. I will write an elaborated piece on my experience next time.
Land in Klang Valley is getting scarce lately. Developers are building houses further and further away from city centre. Even so, with the improved infrastructure (ie. highways with toll), it is still possible for us to get a decent NEW house within 25 mins drive from your hangout/work/business places. When I said NEW, I meant buying a house that has not been tenanted before.
I fell in love with the houses in Setia Alam. It is only 20 mins drive from Subang and Damansara area. Very convenient. Township planning is nicely done. However, the house price at that area shot up like crazy and properties are so overpriced! It’s insane. I will tell you more next time about this too. House for own stay is a liability, just like a car. I would rather stay in a smaller house and use my cash to invest in getting more assets.
In the end, I found a house I like. Price is acceptable. May be a little smaller but I can visualize how cozy it’ll be. It has lots of potential. Can even easily turn into an investment piece if I want to.
Happiness! Yay!

Made another sale today. I just love the sound of my second phone ringing because it means sales are coming in.

I am giving a Missing-In-Action notice. I’ve been running around so many places and it’s pretty exhausting. So happy! I’ve received one good news after another. Wish I could tell everyone what it is but this is not the time for it yet. As everything that I want to tell ain’t official yet.
Nevertheless, thank you Universe!
Universe, please help to ensure that the big sales go through!
Universe, please help me to find what we are looking for. Give me the ideal one I have in mind.
Thank you, Universe!
MMB will officially be M.I.A. for a few days. I will be back when I am back.

I joined XCool and his family for dinner to celebrate Mother’s Day in Klang Parade. About ten years also, I used to hang out there with a bunch of guys from La Salle Klang. Dinner was so so. We did some shopping after that.
XCool’s nephew is cute as heaven. I played “Up” for him to watch this afternoon. The cheeky but smart little 4 yrs old boy kissed me when he saw grandma kissed grandpa in the movie. Unconditional love from children. It’s always the best! XCool said he was jealous. The little one is obsessed with washing machines. He calls it “Suey Kah Ki”, the mispronunciation of “Suey Sah Ki” (washing machine in Hokkien). He repeated the words so many times in a day. When we were in Giant hypermarket, he wanted me to carry him so that he can open and close the washing machine’s doors. This kid, I tell you, will be quite a heartbreaker when he’s older.
Approaching the end of the night, I was hanging out with XCool in his room. He pulled out his iPad to play some songs on YouTube and serenaded me. Awww. How nice! He’s actually quite good in singing but only in tenor and some parts of bass. When he pulls an Alto, his voice will be out of tune. Hehe.
